West Kelowna

West Kelowna gets written off as the cheaper side of the bridge, which hasn't been true for a while. Lakeview Heights and Shannon Lake have their own pull, and buyers who start out looking in Kelowna often end up here once they price the square footage. The bridge is the thing every buyer asks about, so it's worth answering honestly in the listing rather than hoping they don't notice.

Right now the average price here is higher than Kelowna's but the median is lower, which tells you the spread: a top end of view and lakeshore homes, and a large middle priced below the city across the bridge. That middle is where most buyers are shopping this season.

Pricing here rewards knowing your specific neighbourhood. West Kelowna averages hide a wide spread.
