Summerland

Summerland is orchards, wineries and a proper town centre, and it draws buyers who want the Okanagan without the traffic. Acreage and hobby farm properties here sell on a completely different set of questions than a house in town, water licences and outbuildings and what's actually planted, and those deals come apart over paperwork more often than over price.

Inventory is small and prices sit above the valley median, largely because of the acreage and orchard properties. For a house in town, price it against in-town sales only. Mixing in acreage comparables is the most common pricing mistake here.

If you're selling anything with land attached, get the documentation together before it's listed, not after an offer comes in.
